I’m not sure what the best preventive maintenance would be. 

But to dismantle the gearbox, i would advise to remove it whole from the back of the mizzen mast. That’s a matter of removing the furler tube from the gearbox (2x size 13mm bolts), suspending the furler through the hole. 
Then undo the 2 13mm bolts to detach the gearbox from the mast. 

Then from there you can unscrew the horizontal element and have a look inside the gearbox. The horizontal element is in two parts with an hex bolt. If you detach the 2 parts, you should be able to then slide the gear shaft out of the outer tube and check for smoothness. 

The gearbox bottom is screwed on but it looks like it takes a special tool with 2 pins to unscrew it (or a large band wrench). It would be useful to further clean the box and replace the grease but that can also be done through the opening of the horizontal element.

From what I understood of this chain:
1) remove the black ring
2) unscrew the outer casing of the horizontal shaft from the vertical gearbox
3) remove the horizontal shaft from the outer casing by pulling forward
4) clean both , removing surface rust and polish
5) lubricate and reinstall

Is it that simple if it is functioning normally?
