The one way valve is an interesting possibility. I'm assuming if it were clogged with a bunch of gunk, it would malfunction. Looks like another busy day.

Hi Steve we've replaced the water pump and tank on two different mills with good success in fact on one amount we took out the expansion tank on the hot water heater as well there's a pressure valve

I should have said (in this order):
Adjust the pressure switch
You have a water leak
The pressure switch orifice is clogged
The pump has a bad mechanical seal
The pump has a bad impeller

Well the pressure drop has to be from a leak. Assuming you do not have an external leak, the water is making its way back to the tank quickly. A bad check valve would cause this.

Hi when we encountered issues with tank type pumps we replaced the whole mess with a simple on demand water pump. That way we go steady pressure all the time save some energy and never had issues.
